Vicarage Gardens flooded

What we know about this image :

Looking towards Stranton Church and the Causeway Inn, the image shows Vicarage Gardens in flood possibly in October 1900 or 1913 when there were significant floods. The New Burn, which runs through the Burn Valley Gardens was diverted into a new sewer in the 1880s as it was very polluted in the Stranton area. However on this occasion of prolonged rain, the sewer could not cope.
